Working closely with the Owner/Developer, we developed an overall Residential Masterplan for the 160-acre site.

Design Features:

The layout was carefully phased to allow the development to grow at a pace desirable to the Owner. Initial work was the design and installation of a 12-acre pond. This would be the focal point for the golf course as well as neighborhood. Careful planning of streets and lots saved 100 year old Oaks and Hickories on the site. The initial 9-hole golf course has now been expanded to 18 holes. The course which was privately owned and maintained is now Coralville's first municipal golf course.
